RICS Level 2 Survey
This type of report is ideal for a flat, bungalow or house of conventional type, built to common building standards and generally appearing to be in reasonable condition.

This level of survey is for clients seeking a professional opinion at an economic price. The focus is on assessing the general condition of the main elements of a property. This survey suits a broad range of conventionally built properties.

This level of survey includes an extensive visual inspection of the building, its services and grounds although no services are tested. Concealed areas normally opened up or used by occupiers are inspected if it is safe to do so. The report describes the condition of the different elements of the property and provides an assessment of the relative importance of the detailed defect/problems using a RAG (Red/Amber/Green) rating. The report includes advice about repairs and ongoing maintenance issues but where we are unable to reach a conclusion with reasonable confidence a recommendation for further investigation is made.

Home buyer’s surveys are ideal for houses, flats, and bungalows under 100 years old, in a reasonable visible condition, built from standard building materials, and to a conventional architectural design. For older properties, dilapidated houses, or non-standard buildings, a more detailed building survey is recommended.

Our RICS Level 2 report will include:

  • A visual inspection of accessible property parts
  • Information on the property’s location, the local environment and the recorded energy efficiency (where available)
  • A description of the construction and condition of the property
  • Highlights of visible defects with recommendation for repair or other action. Red, Amber, Green (RAG) ratings highlight problems and the degree of attention that may be required
  • A list of legal issues that need to be addressed before completing your conveyancing
  • When instructed, a market valuation and an insurance reinstatement figure for the property
