RICS Level 3 Survey
Being the most detailed type of report we provide these are ideal for individual properties including large extended or older buildings.

This level of survey is for clients who are seeking a professional opinion based on a detailed assessment of the property. The service consists of a detailed surface inspection of the property, its services and the grounds.

A building survey identifies building methods and construction defects, providing early warning about possible future repairs. Each building survey is tailored to the individual building, having regard to the age and circumstances of the property and goes into greater detail than a standard home buyer’s survey.

Choose a Vospers Friend & Falcke Building Survey if you are:

  • Acquiring a larger and/or higher value house.
  • Considering buying an older or Grade II period property, especially of the Edwardian, Georgian or Victorian era.
  • Considering the purchase of a Listed building or one of non-traditional construction type.

Building surveys include a full description of visible construction faults as well as potentially hidden defects, with photographic evidence provided to support the findings. On conclusion of the survey, your surveyor will provide a written report, together with suggested maintenance/repair options, long-term implications if action is not taken, and how these issues could affect the property. Advice will also be provided about structural risks and serious safety concerns (e.g. risk of collapse, asbestos, or fire hazards). A reinstatement figure for insurance purposes is provided.

The Building Survey will give more detailed information about the structure and fabric of the property than a RICS Level 2 Report.
